Australia and New Zealand put solar on more detached houses than almost anywhere on earth, and almost none on apartment buildings. Not because the roofs are wrong — because nobody owns the decision. A building's roof is common property, the power bill it would offset is a common cost, and the paperwork sits with a committee that has enough to do. That is a solvable problem, and in several states somebody will pay for half of it.

Queensland has no apartment-specific solar grant open at present, which puts the project on its own numbers — and in Queensland those numbers are unusually good. The state has the strongest solar resource of any major Australian market, high air-conditioning and pump loads that run through the middle of the day, and federal certificates that discount the system price regardless of what the state does.

    Queensland's common loads are heavy and daytime-weighted. The bills will usually make the case on their own.

    Check your module's spending limits

    They decide whether the committee can contract or whether it must go to a general meeting.

    North of the cyclone line this is not optional and it is not cheap. Get it specified properly before you compare quotes.

    Check the roof and the membrane

    Queensland roofs work hard. Do the roof first if it is close to the end of its life.

Why solar pays differently in an apartment building

A house puts solar on to cut one household's bill. A building puts solar on to cut a bill every owner is already paying through their levies — lifts, lighting, pumps, ventilation, the car park. That common load runs during the day, which is exactly when the panels produce.

Common power is a daytime load
Lifts, corridor lighting, pumps and ventilation run while the sun is up. The match between generation and consumption is better in an apartment building than in most houses.
It reduces levies, not just a bill
Every dollar off the common power bill is a dollar that does not have to be raised from owners. That is the argument that carries a general meeting.
The roof is doing nothing else
In most buildings the roof is an asset with no use and a maintenance cost. Solar is the cheapest way to make it earn.
Grants exist here in a way they do not for most common property work
Almost nothing else a building has to do comes with public co-funding. Solar frequently does.

Questions we get asked.

Who gets the power — the building or the apartments?
Both models exist. The simplest is to offset common property load only: the system feeds the building's own supply, and the saving shows up as a lower common power bill. Sending power to individual apartments requires either an embedded network or a solar-sharing arrangement, which is a bigger project with more moving parts.
What if the roof needs work?
Then do the roof first. Installing panels over a roof with five years left in it means paying to remove and reinstall them. This is the most common sequencing mistake in the whole project.
Do we need everybody to agree?
No — you need the resolution the legislation requires, which is usually an ordinary majority at a general meeting where the body corporate funds work on common property. Unanimity is not the test, and waiting for it is why buildings never start.
What about batteries?
Usually a second stage. Get the generation in first, see the real consumption pattern for a year, then size storage against it rather than against a guess.
