Right to financial records

You are entitled to see the owners corporation's full financial records, including all invoices paid and contractor agreements. If your strata manager won't share them, that's a problem you can act on.

Right to vote on decisions

Major spending decisions, by-law changes and the appointment of a strata manager all require owner votes. You don't just have a say — your vote counts. Most owners never cast one.

Right to change the strata manager

Owners collectively can vote to change how the building is managed at a general meeting, with proper notice. It's your home.

Right to call a meeting

Any owner can push for a general meeting to be called with the backing of enough other owners. You don't have to wait for the annual AGM to raise an issue.

Right to maintenance records

You're entitled to see the capital works fund plan and records of work carried out on your building. If the capital works fund is being mismanaged, owners have recourse.

Right to information before you buy

Buyers can obtain a vendor disclosure statement covering the owners corporation's finances and records. Quarter gives buyers a clear, honest picture of a home's financial health and maintenance history.
