Quarter is purpose built for building accounts.

Xero and QuickBooks keep a ledger honestly, and they are built for a business with customers and a chart of accounts. Quarter is built for a building: lots with entitlements against them, levies raised across all of them at once, and a capital works fund that is money the building is not allowed to spend. The parts you keep in a spreadsheet beside the ledger are simply the product here.

What a general ledger can't do, and you are doing by hand.

Not a criticism of Xero or QuickBooks. It is the list of jobs that fall to somebody on the committee because the ledger has nowhere to put them.

Levies, not invoices
One levy, split by entitlement across every lot, for a period. In a ledger that is a batch of invoices built by hand each quarter and re-checked every time an ownership changes.
Two funds that cannot be mixed
Operating money and the capital works fund are separate, and in most jurisdictions that is not optional. A ledger will let you pay a roof from the wrong one and still balance.
Arrears against a lot, not a customer
Who is behind, by how much and for how long, held against the home rather than a contact. The debt follows the lot.
A fund projected against a plan
Whether the money is there in year eleven is a question about the maintenance plan, not the ledger. No accounting package models it, so it becomes a spreadsheet nobody owns.
Owners who can see it
Every owner gets their own balance, their own invoices and the budget, with nobody exporting a PDF. A ledger has one login and a bookkeeper behind it.
The rest of the building attached
The budget line, the proposal that approved it, the meeting that carried it and the contractor doing the work are one record. In a ledger only the money exists.

What to go and look for.

We are not going to print somebody else's price list. You have the real number on a receipt, and two more beside it that nobody has ever costed.

Quarter keeps the owners corporation's books on a trust basis and produces the statements a general meeting needs. It is not a general ledger for anything else and it does not file your tax. If your accountant wants accounts out of it at year end, have that conversation before you switch.

Need more than software? Ask.

Most years a building needs the software and nothing else. Some years it needs a return filed or somebody to chair a difficult meeting. You don't need a management contract for that. Tell us what you need and we'll quote it.

An independent look over the records, the finances, the maintenance plan, the insurance and what the law expects.

You might be wondering...

Is there a minimum number of lots?

No. Quarter works for Owners Corporations of any size, from a 3-lot townhouse to a 200-lot block. The per-lot price scales with the building rather than a contract.

Can we start with Community and add the rest later?

The usual path, and why the parts are priced separately. Community is free and every owner touches it, so it goes first.

What are Governance and Finance?

The two paid parts, $6 per lot per month each, added when the committee wants them. Nothing about Community depends on either.

Does it cost more if we already have a strata manager?

No. Same software either way, and we're not paid differently for sitting alongside somebody else's contract.

Are there any lock-in contracts?

No. Month to month. Cancel any time and your records hand over at no charge, which is not true of every contract you'll compare this against.
