Questions people ask.

How much does a strata manager cost in New South Wales?

Base fees run $200 to $450 a lot a year, with minimum fees of $3,000 to $5,000 for a small building. Disbursements, commissions and extra meetings add about 20% to 50% on top. Quarter self-managed is $12 a lot a month for the first 50 lots, $8 for the next 50 and $5 after that, with the first 30 days free.

What does a strata manager charge on top of the base fee?

Insurance commission of about 20% of the base premium, disbursements, software recovered from the building at $2 to $8 a lot a month, extra meetings at $150 to $400 each, certificates on a sale and arrears notices at $60 to $120 each. Together they typically add 20% to 50% to the base fee.

Do we have to have a manager?

No. The Strata Schemes Management Act 2015 lets an owners corporation run itself at any size, through its strata committee. A large scheme, with more than 100 lots, keeps more paperwork, including an annual audit, but is still not required to appoint a strata managing agent.

Review your management fees

Now do it with your building's own accounts.

The calculator is an estimate. The review is the real figure: every dollar your strata manager was paid last year, beside what Quarter would cost the same building, and the service you got for it.

  1. 1.

    Find your building

Press “Review our management fees” on its page. Quarter already knows its size and its state, so the estimate is there before you type anything.

  2. 2.

    Hand over the paperwork

Once you've joined: the last statements or budget, the management agreement and the insurance renewal invoice. Quarter reads them and adds up the fee, the extra work, the disbursements and any commission on the insurance.

  3. 3.

    Put it to the owners

A poll with the real figures on it, to send round. It binds nobody. When the numbers make the case, the motion to run the building yourselves comes next, and Quarter drafts that too.
