Xero and QuickBooks keep a ledger honestly, and they are built for a business with customers and a chart of accounts. Quarter is built for a building: lots with entitlements against them, levies raised across all of them at once, and a capital works fund that is money the building is not allowed to spend. The parts you keep in a spreadsheet beside the ledger are simply the product here.
Not a criticism of Xero or QuickBooks. It is the list of jobs that fall to somebody on the committee because the ledger has nowhere to put them.

Your Xero or QuickBooks subscription for the building, off the receipt. Community stays free alongside it either way, and we will put the number in writing before you move anything.
We are not going to print somebody else's price list. You have the real number on a receipt, and two more beside it that nobody has ever costed.
Quarter keeps the owners corporation's books on a trust basis and produces the statements a general meeting needs. It is not a general ledger for anything else and it does not file your tax. If your accountant wants accounts out of it at year end, have that conversation before you switch.
Most years a building needs the software and nothing else. Some years it needs a return filed or somebody to chair a difficult meeting. You don't need a management contract for that. Tell us what you need and we'll quote it.
