Budgets, levies and the fund. Quarter

Budget. Deliver. And show the owners where the money went.

Most disputes that look like they are about a decision are about money, what it cost, who decided, and why nobody was told. A budget owners can read prevents most of them.

Budgets, levies and the fund in Quarter

What it does

A budget the building can follow
Built line by line and converted into what each home pays, readable by the people paying it, not just whoever prepared it.
Levies raised and chased
Invoices go out from the building's own address, and reminders follow without anybody having to chase their neighbour.
The fund, projected
The capital works fund against the maintenance plan, over a long horizon, so the question at the AGM is a number rather than a feeling.
Money in, reconciled
Bank feeds in New Zealand, CSV import everywhere else, and online payment so an owner can pay the invoice they were sent.

How it works

  1. Accounting is kept on a trust basis, operating money and the fund held separately — in most jurisdictions that separation is not optional.

  2. A budget approved partway through a year does not re-bill periods already invoiced, and the app says so rather than quietly collecting less than the budget expects.

What it doesn't do

Worth as much as knowing what it does, and otherwise found out at the worst moment.
