Install rooftop solar
This proposal asks the body corporate to approve putting a solar photovoltaic array, along with the inverter and cabling it needs, on the common property roof of the building. It sets out an estimated size and cost for the system, and says which fund will pay for it, so owners know upfront what they are agreeing to before any contracts are signed. Because this is a capital works decision on common property rather than a sale, lease, easement, or one of the other matters the Act singles out for a higher threshold, it only needs an ordinary resolution to pass. That means it will succeed if more than half of the votes actually cast at the meeting are in favour, rather than needing a fixed majority of all owners. If passed, the committee would then be authorised to proceed with installation on the terms described in the motion.
Motion
That the body corporate approve the installation of a 32 kW solar photovoltaic array and associated inverter and cabling on the common property roof of 2 Ohiro Road, Aro Valley, Wellington, at an estimated cost of [COST], and that the cost be met from the [FUND].
