The roof at 30 York Street is common property, so putting solar panels on it is a decision for the whole body corporate, not any one owner. This motion decides whether the array goes ahead, how big it is, roughly what it costs, and which fund pays for it. It passes by ordinary resolution: a majority of the owners who vote. The main thing to settle is where the money comes from. The long-term maintenance fund can only be used if solar is already in the building's long-term maintenance plan. Otherwise the cost would need to come from another fund or a special levy.
