This proposal asks owners to decide two things at once: whether to install electric vehicle chargers and the electrical work they need, and how the power they use is paid for. Each charger would have its own meter. The owner using it is billed for the electricity it records, at the same price the body corporate pays the power company, so the billing cannot be used to pay back the installation. That makes it important to agree up front which fund pays for the installation. The chargers can only go on common property, so it is worth checking first whether the car parks are common property or part of individual units. An ordinary resolution is enough to pass it, unless the money comes from the long-term maintenance fund or particular bays are set aside for particular owners. Either of those could need a special resolution.
