Install rooftop solar
This proposal asks the owners corporation to approve fitting a solar power system on the roof, which is common property shared by all owners, not any one lot. Because it changes how the roof looks and is used, and because it's a significant improvement job, the law requires the strongest level of owner agreement before it can go ahead: a special resolution, meaning at least 75% of all lot entitlements must vote in favour, not just 75% of those who turn up. The motion below sets out the size of the system, the building it's for, the estimated cost, and which fund will pay for it, with those details left blank for the committee to fill in once they're known. If members vote yes, the owners corporation is committing to that spending and to work going ahead on the roof; if it doesn't reach 75%, the proposal fails no matter how many people voted for it.
Motion
That the owners corporation, by special resolution, approve the installation of a 30 kW solar photovoltaic array and associated inverter and cabling on the common property roof of 48 Orrong Crescent, at an estimated cost of [COST] to be funded from the [FUND].
