This proposal asks owners to approve solar panels on the common property roof, which belongs to all owners together, so the change needs a formal vote at a general meeting. Owners are deciding on one particular installation: how big the system is, roughly what it costs, which fund pays for it, and that the owners corporation will maintain it afterwards. Because solar panels count as sustainability infrastructure, the vote passes unless owners holding 50% or more of the unit entitlement vote against it. That makes it easier to pass than most changes to common property, where 25% against is enough to stop it. Before voting, the meeting has to consider the cost of installing the system, what it will cost to run, who will own and maintain it, and which lots will benefit from it.
Motion
That the owners corporation, by sustainability infrastructure resolution, specifically authorises the installation of a 133 kW solar photovoltaic array and associated inverter and cabling on the common property roof of 12 Carlingford Road, at an estimated cost of [COST] to be funded from the [FUND]; and that the ongoing maintenance of the common property affected be the responsibility of the owners corporation.
