Strata schemes in South Australia are run by their strata corporation under the Strata Titles Act 1988, and community schemes under the Community Titles Act 1996. Owners can manage their own corporation at any size, and no strata manager is required. The corporation must always have a presiding officer, a secretary and a treasurer who are unit holders, and one person may hold all three. A committee is optional. Quarter holds what a manager would otherwise hold: levies and the sinking fund, the records and by-laws, notices and minutes for meetings, and an assistant that answers owners' questions from your own documents and the Act.

No. A strata corporation can run itself at any size. It must always have a presiding officer, a secretary and a treasurer who are unit holders, and one person can hold all three roles.
It is the strata plan number, usually starting with SP, on your levy notice and certificate of title. Land Services SA can search it by address.
A committee is optional in South Australia. Where the corporation appoints one, it decides what the corporation delegates to it. The budget, changes to the by-laws and anything needing a special or unanimous resolution stay with the owners.
Base fees run $180 to $420 a lot a year, with minimum fees of $2,000 to $3,500 for a small building. Disbursements, commissions and extra meetings add about 20% to 50% on top. Quarter self-managed is $12 a lot a month for the first 50 lots, $8 for the next 50 and $5 after that, with the first 30 days free.
