Run your strata scheme in the Australian Capital Territory

Units plans in the ACT are run by their owners corporation under the Unit Titles (Management) Act 2011. Owners can manage their own owners corporation at any size. A professional manager must be licensed, but none is required, and an owner who acts as manager needs no licence. Every owners corporation elects an executive committee at the AGM and adopts a sinking fund plan covering at least 10 years. Quarter holds what a manager would otherwise hold: levies and the sinking fund, the records and owners corporation rules, notices and minutes for meetings, and an assistant that answers owners' questions from your own documents and the Act.

Questions people ask

Do we have to have a manager?

No. An owners corporation can run itself at any size. Professional managers must be licensed, but an owner acting as manager is exempt.

How do we find our units plan number?

It is the units plan number, on your levy notice and certificate of title. Access Canberra can search it by address.

What can the committee decide without a general meeting?

The executive committee runs the owners corporation between general meetings. Setting the budget and contributions, changing the rules and anything needing a special resolution are kept for a general meeting.

How much does a strata manager cost?

We have not benchmarked fees in the Australian Capital Territory yet. Across Australia, base fees run $250 to $440 a lot a year, with minimum fees of $3,000 to $5,000 for a small building. Disbursements, commissions and extra meetings add about 20% to 50% on top. Quarter self-managed is $12 a lot a month for the first 50 lots, $8 for the next 50 and $5 after that, with the first 30 days free.
